This five story, 33 unit condominium building has a bay front
orientation for picture perfect sunsets and separation from busy Coastal
Highway. The units are designed for views, privacy, and the ease of seaside
living with open Kitchen-Living-Dining areas and exterior storage closets.
A roof top swimming pool and community room provide social amenities for
the building’s residents, along with the conveniences of at-grade parking
and an elevator. Post-tensioned concrete construction allows structural and
design freedoms with larger cantilevered floor and deck slabs, non-orthogonal
deck shapes, and shallow floor to floor heights to comply with the local
zoning limits. Wetland remediation and restoration provides on-site stormwater
treatment facilities prior to entry to the bay waters. The project was completed
in conjunction with Jeff Schoellkopf Design of Warren, VT.
